Full balcony remediation in Fairlight

In mid 2026 Wilson Made carried out a full balcony remediation on a managed property in Fairlight, taking the job from the first site visit through to final photos over about ten weeks. This page shows how the job ran and what a proper remediation involves.

What the job involved

A remediation is more involved than a resurface. On this job the existing balcony finishes were stripped back and the balcony was rebuilt in the right order: preparation and carpentry first, then two base layers of waterproofing applied by a licensed waterproofer, then new floor tiles laid by the tiler, with finishing work to close it out.

Wilson did the carpentry and ran the whole job, coordinating the waterproofer and tiler so each stage was finished properly before the next one started. Balconies fail at the waterproofing layer, which is the one part you cannot see once the tiles go down, so the sequencing and the licensed trades are the point, not an optional extra.

Working with a managed property

This balcony belongs to a managed property, so the job ran through the property manager. It was quoted in writing and itemised before work started, and when the scope changed part way through, the change was documented in a written variation report with photos so the owner always knew where things stood. If you manage property around the Northern Beaches and need this kind of work done with proper paperwork, that is normal practice here, not a special request.
